Terms of Let

All bookings made are provisional until confirmed by Highland Holiday Cottages Limited ("Highland Holiday Cottages") in writing.  Once a booking has been confirmed by Highland Holiday Cottages a binding contract is deemed to have been entered into between Highland Holiday Cottages and the person whose name appears on the booking email/letter ("the Guest"), together ("the Parties").  The terms of the contract between the Parties are as follows:

Highland Holiday Cottages agrees to:

1. Provide the agreed accommodation for the agreed period for the agreed rent.

2. Clean the accommodation before the Guest's arrival.

The Guest agrees to:

1. Pay 25% of the agreed rent on booking and the balance four (4) weeks before arrival.  If a booking is made less than four (4) weeks before arrival the full rent is due at the time of booking.

2. Pay for any reasonably requested monies for the use of Highland Holiday Cottages resources (e.g. additional firewood) and facilities (e.g. sauna, laundry).

3. Notify Highland Holiday Cottages of any cancellation promptly and in writing and forfeit all monies paid.  If the accommodation is re-let by Highland Holiday Cottages, a partial credit note to be used against a future booking in the form of a voucher to be redeemed against a future stay may be issued at Highland Holiday Cottages' discretion.  To safeguard against cancellation charges & other unforeseen eventualities Highland Holiday Cottages strongly recommend Cancellation Insurance.

4. Accept that if the accommodation becomes unavailable after booking due to unforeseen circumstances Highland Holiday Cottages will endeavour to move the Guest to a similar alternative accommodation if available.  Where this is not possible Highland Holiday Cottages will refund the Guest all monies paid.

5. Limit the number of people occupying the accommodation to that stated in Highland Holiday Cottage's website.

6. Respect and look after the accommodation and to leave the accommodation clean, tidy and undamaged (with the exception of reasonable wear and tear), with full inventory.

7. Refrain from smoking in the accommodation and dispose of cigarette ends in the bins provided.

8. Accept liability for any reasonable additional costs incurred by Highland Holiday Cottages where the accommodation is not left clean, tidy and undamaged (with the exception of reasonable wear and tear), with full inventory.

9. Keep any pet, under strict control at all times and accept liability for any damage caused.  Pets must: (i) be house-trained; (ii) not allowed onto the furniture; (iii) not left alone at any time in or near the accommodation, unless specifically agreed with Highland Holiday Cottages; and (iv) not be exercised in fields during lambing time.  Animal hairs must be removed from carpets and curtains and any fouling in the gardens must be cleared. 

10. Accept that the responsibility for personal property of persons occupying the accommodation is solely the Guest's. All vehicles are also left at the Guests' risk.

11. Absolve Highland Holiday Cottages of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever. 

12. Use the accommodation solely for its purpose as self-catering accommodation and to accept Highland Holiday Cottage's right to refuse to hand over the accommodation to any person deemed unsuitable to take charge.

13. Accept that causing a nuisance or disturbance to neighbours and/or unreasonable behaviour may be deemed by Highland Holiday Cottages, at its sole discretion, a breach of contract resulting in the Guest's party being asked to leave.

14. Allow Highland Holiday Cottages' owners or agents access to the accommodation at all reasonable times.

15. Agree not to sub-let or re-assign the accommodation to another person or persons without Highland Holiday Cottages' permission.

16. Arrive no earlier than 16.00 on the day of occupation.

17. Vacate the property no later than 10.00 hrs on the final day of occupation, unless otherwise agreed with Highland Holiday Cottages.  Failure to vacate promptly may incur a penalty charge of £10, or more, depending on the degree of inconvenience to Highland Holiday Cottages/incoming guests. Guest arrival time is from 16.00.

18. Ensure that all the conditions set out above are adhered to by all members of the Guest's party.

19. Vacate the accommodation immediately if Highland Holiday Cottages asserts there has been a material breach of the conditions set out above.
